My LLC group is meeting tonight to discuss methods of investing locally.

If you know that the hard money loan is going to only loan 85% of the purchase price would you figure 15% down drop down tab when doing the brrrrr method or leave that out of the equation?

It was incredibly hard for me to let it go, it was my first and my favorite, but given how things have shaken out globally, now I'm quite glad I did it!

But forget all that; the main thing is devise a better method of emptying your weapon and do it that way every time otherwise there is a disaster in the making.

If that is the case, typically you want try other methods, as your credit score will be dramatically damaged. 

There are other methods of finding foreclosures that can be done for free and online through some tedious research.

That's my favorite option as well, just waiting to hear back on the prices.
