Hello BP,  I have been in this mental loop and hoping for some advice, I am 19 years young and am currently in a partnership on 2 commercial properties located in Buffalo NY.

The current company just quoted me more than double the existing rate. 

It does require some kind of power, but if you have A/C and heat then it works off of the one that is not currently pulling power.

There should be a person that is a direct contact that you have been in touch with along the process to make sure you finish out the project and that you check in with on the property rehab.

We are currently between two cities, with Michigan City being one of them and love to learn more about the area from an experience agent.Thank you in advance for your help!

We have been lowering one of our units and is now below what we were renting it for before.In Los Angeles I am seeing it as well, unless there is something unique about the property.

@Neal PatelRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder, etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Additionally, especially for groups that built their company on retail investors, it is a major shift and risk to step away from dealing directly with decision makers (many retail investors will see a few ads or hear someone on a podcast a few times, have a couple calls and invest.
