Your lease can be up to 3 years without issues.Do some searching here as to aspects of these agreements, I've posted tons of information on this topic.

You may be able to simply purchase the wholesaler's purchase contract, take that aspect to the lender as well.

To be exempt from Florida securities laws, the 5 key aspects (paraphrased) are: 1) There are no more than 35 purchasers, 2) no general solicitation or general advertising in Florida, 3) give full and fair disclosure of all material information, 4) no one is paid commission for sale of your shares, 5) allow a 3 day rescind period.
