Have you seen an increase in selling once a property was staged, How much of a difference can staging make?

I think staging definitely helps- I stage my own properties and even I'm surprised about how differently it looks once I remove the furniture. Example the last flip our hard money thought it would sell for $250k, an appraiser I spoke with said max you will get is $265k, I was at $285k. As you can see we are all very different price range.

The house got an offer for every day it was on the market( I do beautiful houses too- can't staging was the only reason for this outcome) House sold for $293k although we got offers all the way up to $302..

Point being staging helps to get offers in the door but it doesn't help it actually appraise for higher if there are no comps to support it.. So just because staging gets you a high offer doesn't mean it will sell for that amount.
