The Property Management company collected the gross rent and then disbursed to me the net rent after expenses and fee is paid.

Do they actually not exist, or are they just different from the ones on your agreement?

Until you have done several similar projects it's very hard to figure out renovation costs and even still its hard...Even for us EACH PROJECT IS DIFFERENT and each client is different.
