You can find much better deals here than in MA (I grew up in southcoast MA).

Run the numbers and you may be better off keeping your money in a deposit account that earns 5% (or look for something even higher) than buying a rental. 

most go down to 680 but rates are much better above 700 with the sweet spot being around 740.

Higher price points are all things equal better for building equity, lower are better for cash flow flow.

I think on their level of scale they want to see lower rates to better compete with other accommodations and get more bookings. 

Bottom line is I think real estate investors would be better off to partner with a contractor instead of just hiring a contractor.

I purchased a property where there was a verbal lease, month-to-month, 0 security deposit, and the rent was 1/2 of the market rate... some instances you're better off having the seller evict 1st.

I've heard that it's better to have a commercial property insurance policy for the LLC that covers all of the rental homes in it since A) it may be more cost effective than having individual normal home insurance policies on all of the homes and B) it will name the LLC as the primary insured party which technically will be the primary insured since the homes will be in the LLC's name.
