NO sales tax and so much land in ag and timber defferral so the revenue to run all these municipal items came from   YUP  Timber Harvest and Severance tax's so when the Fed got on the spotted owl and other environmental issues it hammered the rural counties as timber revenue dried up jobs dried up and those little logging towns that dried up with them or are now even today basically at the poverty level..   

I purchased this property know that it didn't have to be a homerun and it was mostly for the experience with having some skin in the game.

Like I mentioned above, treat people with respect, do the right thing, and also have a thick skin. 

The reason I say it depends is based on:-Knowledge on lending-Expected returnsMany will do private hard money loans, which is good business and $ can be made but make sure you are looking at all the numbers and borrower has skin in the game.

I am aware certain things I can do are worth having a professional do (ie. dry walling, electrical installation and final configuration, main plumbing, some etc) and I plan to save myself time and money by subbing that out.
