Verbal offer to FSBO

Hi guys,

First post and love the content. Quick scenario here. So I'm helping my friend buy a condo and it's FSBO whose also the listing agent too. We saw the property today and my friend loved it. It's been sitting on the market for a while now (90 days) because it is a tad overpriced and the seller didn't seem all that motivated to sell at first since it's been her investment property for about 8 years, but it does seem like she's feeling a little sense of urgency now given the situation and she's also looking to get out of the city too.

The owner is really nice and we were all able to hit it off for about 20-30 minutes so I feel comfortable with her. I'm thinking of just sending her a verbal offer via text since it's been our primary way of communication and if it's accepted I have everything I need ready to go in writing immediately after that. Do you guys think this seems okay? My client is okay about it as well. I know I'll get some mixed views but I appreciate any advice!
