They were able to stay in it because their pockets were deep enough to sustain them for years, not just a few months.I'm not saying don't get into the game, I'm just saying make sure you find people who have been in the game during the highs and lows of the real estate cycle and mimic what they do.

They have conservative leverage, put high skin the game, have been through multiple real estate cycles with no investor money lost and have very favorable tax treatment.

While most, if not all banks now require a seasoning or waiting period of at least 6 months, this can hamper deal flow, and seem like an eternity in the real estate game.
