When looking to do a cash out refi of your private loan into conventional mortgage (BRRRR method, 15% down) what percentage of LTV are you requesting with new ARV?

Example:

Purchase Price: $215,000

Loan Amount: $182,750

Market Value: $300,000

SFR Fannie and Freddie both go to 75%, 2-4 unit both Fannie and Freddie go to 70%. Assuming cash out refi investment 6 months from purchase, any deviation from those assumptions makes those numbers incorrect.

Fannie and Freddie aren't the only game in town of course, but that's where the good rates on a 30YF with reasonable fees are to be found (assuming you don't have a rich uncle, etc).
