Hi, all, I got a judgement basically says the writ of possession shall be given on 2/20 which give tenant some time to pay everything up to date.

I've never seen a foreclosure that was occupied, unless the occupants were squatters.Unless the law is different for duplexes or multi-family than single-family houses, I don't see how this person was allowed to stay once the bank took possession?

I do not choose to do business in places like this anymore, but if you own a property the law allows you to possess a firearm ( I never said it was a good idea to use it).

I didn't get possession until spring, for various reasons! 

Then after possession changes from you to them, refund them for unused days.It seems quite simple to me.

They should also provide you with a copy of the lease (if you don't have it already) and any other paperwork pertaining to the tenants (applications, apartment condition report)  I'd let the current lease ride , and have them sign a new lease after you take possession.  

Please be sure that you remove all of your possessions, including any furniture, food, plants, and trash.
