Rents are currently $1,200 per month, I expect to raise them to $1,375 per month when I add a storage container and do exterior fix ups (30k), the monthly payment is $3,660, so $5,500-$3,660=$1,840, so $22,080 cashflow per year.Summary:Utah is an increasingly expensive market.

Is it a sign that this property may not be worth what I think it is worth or is this a common thing?

We do ok return-wise on the condos, but just not worth the hassle for me.  

In fact, when rates decrease, it often stimulates increased demand for homes as more buyers enter the market to take advantage of the lower borrowing costs.

For example, I owe $340k on one property, and it's worth roughly $550k or more.

Even if I increase my rent, I figure it will probably take 4 to 5 years to recover the 8K as well as a couple of years to cover the lost rent.I will look into the lease option.
