I'm moving to Phoenix this coming winter so my goal is to sell my current property (FSBO) and use the profit for a down payment on a multifamily in Arizona.

It's like the PA mountains I grew up in but without long harsh winters.

I think this winter 2021/2022 will see a boom in international real estate. 

As we move towards fall and winter, demand seasonally decreases which will help with supply issues and prices.

Then put this on your capital expenditures list for the future when building materials/components costs have declined (like in the winter!).

I'm close to purchasing a 1400 sqft ranch near Forest Hills to flip.

The news is especially bleak here in California, where outdoor watering restrictions are already in place in many Cal Water districts after an unusually dry winter and unseasonably warm spring.
