As long as the virus is out in the general populus and we remain at risk we will see continued scepticism and widespread protective measures and that impacts the lending environment, the labor market and economic growth in general and accelerates us downward toward a recession - this will impact the residential market first, especially for SFRs.With no way to predict the timeframe I think you would be wise to plot out your worst case scenario in full and then compare that against your FOMO feeling and see where that leaves you.

I have been researching a few different strategies and I have chosen to go with the BRRRR method going forward.Reason being I have a big family and I don't think house hacking is ideal for my situation.

You'll want to consult a professional money lender (hard, private, traditional, etc) about the different methods of financing this if you aren't a cash buyer.

Basic BRRRR method, but target properties with $80K to $100K+ ARVs since your cash-out refi Lender options (loan amounts of $60K-75K; 75% LTV) will increase significantly.

I haven't used Facebook, but that sounds like a great method for finding buyers that I can implement. 

We're very interested in the BRRRR method, as entry is much lower, but we don't have the contractor experience or contacts for that kind of investment.
