RE Advice needed for a BRRRR start up

Good Evening Bigger Pockets community,

I am completely new to the real estate game. I have been researching a few different strategies and I have chosen to go with the BRRRR method going forward.Reason being I have a big family and I don't think house hacking is ideal for my situation.

What I am interested to know, is it possible to BRRRR a property you plan on living in instead of renting it out to a tenant? Has anyone done it and if so how did it work out for you.

@Lawrence M. If you are going to live in your rehab, then why not do a 203K FHA loan and lock in the rate now?
