(I don't particularly care if the new exterior doesn't quite match the older parts of the exterior, or if there are "scars" where they meet - almost nobody will see it from the outside.)

I feel good about not being pressured to sell that wholesale deal right away but I do miss the hunt and the chase of matching up a deal with a buyer.

Some options -- Best bet is always to find comparables that as close a match as possible- Ask your office broker or other agents in the office to come view it and give you their opinions- Hire an appraiser- If after all of that you still aren't sure pick a number that's on the high range and do regular price reductions (3-5%) until you find a buyer.

Local bulletin boards at grocery stores, restaurants, hardware stores, etc.Some smaller towns may have local internet service providers that offer advertising.Advertising in any magazines that may have a subscriber base that matches your target audience (hunting magazines, camping magazines, vacation/travel, whomever you think is likely to buy the land).You could also list the land on the MLS, but have the agent agree that if you find the buyer no commission will be paid.Hope these ideas help!

So I'm putting together my first yellow letter campaign, and I know I need to handwrite the addresses on the envelopes for maximum open rate, however the handwriting font I would be using on the letters wouldn't match.
