At 20 with no money, I'd focus o.n your education and save what you can so when you're in a position to take action you're ready

When I look at markets, I focus on population growth, job growth and rent growth.

Rehab the easy units first and get them on the market while you focus on the gutted ones last.

Biggest focus should be on a company who isnt going to rob you blind with repairs or is more interested in getting their placement fees every few months for the bad tenants they continually place. 

I suggest first you focus on getting the deal!

Primarily have been focused on Sugarland area.

I am particularly focusing in Wholesaling at this time. 

For example if you targeted that same absentee, high equity, list, but narrowed it to folks who purchased from 2008-2012, your message could focus on how they can now cash in on their amazing market timing, and how you can help them do that quickly and easily without having to evict tenants, clean the property, hire an agent, etc.
