Hello, has anyone in Buffalo, NY and have a recommendation for a good property management?

The property management company should be investors themselves so they will understand the investor mindset, should have connections to contractors and should feel good with out of state investors.

I know several companies that fit your criteria perfectly and they are HORRIBLE.  We have a ton of out of state and even out of country investors here and because of the distance and absence of owner, makes these companies feel free to rob them.  

Biggest focus should be on a company who isnt going to rob you blind with repairs or is more interested in getting their placement fees every few months for the bad tenants they continually place. 

I have seen more smaller companies getting good reviews but havent had any experience with any I would endorse.
