I'd also hold off for the time being on buying another house there until you get a good handle on the properties you already own there and things are going a little more smoothly.

When the market tanked in 2007 I had to transition into IT in corporate as a Project Manager (was PMP certified until I let it go).

As I think about and experience what is going on in my business right now, I am starting to understand what a tough transition it is to manage 2 or 3 rehabs at a time, fulfill marketing requirements, meet with people and so on.

If I was doing this full time and had multiple deals under my belt I think casting a wide net could make sense... but my goal to start is to do one deal smoothly and I want to do it right, so for now I think it better to focus
