Hi!

I'm Terah from Alabama. I've lurked on BP for about a year now, reading and absorbing everything I can and hoping I could be the next @BrandonTurner. After months of convincing my husband that real estate investing is for us, we're under contract on our first duplex and expect to close in a few weeks. We used an FHA 203 (k) loan and will live on one side for a year. So far, the process has been pretty smooth. However, we asked for the unit be vacant so the current owner evicted the tenants (both were three months behind on rent). But I'm afraid they may trash the place on the way out. If they do, what is my recourse?
