Sounds like a SFR converted with an illegal unit if it doesn't have proper egresses, as it will not pass inspection.

Is it even code in your area to convert a basement to a second dwelling unit? 

If you pitch a bunch of their crap they can file a complaint that you "stole" or converted their good stuff (which would be refused by Goodwill) and you may wind up paying for it.

Many of which are converted to office spaces now. 

The property is a small 750sf house that was converted to an office in the 1970 it is situated in a residential neighborhood.
