I'm conflicted between two different property types

Okay, I have read the books, combed through the website (obviously not all of it) and I get the idea that I need to decide what type of property to buy when it comes to rentals.  I have had it in mind that I want to buy mostly multi-level properties.  However, recently a property 2 houses down from me has come up for sell in my neighborhood and part of me is interested in it because it's on my street right there for me to keep an eye on.  It's certainly over priced for the condition its in but it has potential it needs a new kitchen and 2 bathrooms remodeled.  It's a 2204 sqft home that is currently a 3 bed 2 bath with a down stairs that have two rooms/bedrms now but would need to have egress windows put in to meet code to be listed as such with a 3rd room possible to make it a 5 bedrm 2 bath home.  It has a possiblity of being a flip the way it is too.

I really need a bit of direction... stick to my original plan and buy multi-family.
