May I suggest though, if nothing else, at LEAST turn the tenant over to collections and/or report the debt on their credit report so future landlords can be warned (at least those who bother to do proper tenant screening).

On the tenant screening side of things the Co-op board and /or management company many want to do their own tenant screening (possibly helpful, definitely slows things down) but they can charge a relatively hefty fee for processing.

It's rent controlled, but FMR is $1800.....with the stupid floors.Have a floor pro or good handy man come in and do a screen/mesh sand and 2 coats.
