What I am really asking is if I buy a property in Kansas City with an FHA as my primary residence and do not rent out the unit I would theoretical be living in, would I be okay legally as my address in Columbia while finishing my degree is not a primary address, but rather just my temporary stay while studying?

My biggest fear is finishing step #1, and then failing on step #2 due to some random rule I am not aware of, and having sacrificed two garages for an addition, with no possibility for an ADU.Appreciate any insights or perspectives.

Summary - Be conservative in your numbers, stress test for worst case scenarios, add a rehab contingency, get your long-term financing options lined-up now instead of waiting until the the rehab is finished (and understand ALL contingencies they may have), ensure you have cash available in case things don't go as planned, have cash to cover holding costs and reserves, have ARV comps lined-up and validated by a realtor...the list goes on.
