Can I use the HELOC on my first property to buy the rest? Or

This is something I really want to do, but I'm trying to determine if I should spend my down payment money on an investment property (10%) and have a smaller downpayment for the property I would live in, with no downpayment assistance.

Usually if accommodations have to be made tenant has to pay for those and then restore your property back to how it was before the accommodation. 

She's not on the lease and sounds like he would like my assistance in getting her out of the home.

Is there anyone who can assist or provide some clarification?
