Rookie landlord needs advice
Hello everyone, I bought my first rental property in November and inherited the tenants whom are an older couple and have been there for over five years. Just recently the tenant called me mentioning their daughter who apparently lost her own place has decided to move in and has basically overstayed her welcome causing a lot of issues for the elderly couple. She's not on the lease and sounds like he would like my assistance in getting her out of the home. My question is has anyone else had this situation and how should I handle this situation? Call cops immediately or put more responsibility on tenants who are basically now breaking lease agreements? Any help would be much appreciated. The property is in Winter Haven, Florida (Polk county).

The police won't do anything about it. They can't. It's a civil matter, meaning adults need to figure out their personal drama and let cops focus on more important things.
I would attempt to visit with all three occupants and explain to the daughter that she is not an authorized Tenant and that her parents want her out. Hand her a written notice demanding she vacate within three days or seven days or whatever your Tenants will agree to. Try to be reasonable, but firm.
If the daughter refuses to leave, let her know that you will be forced to evict everyone and she is putting her parents in jeopardy. Or you can hire an attorney and attempt to evict just her but that can be tough to do if she fights and claims her parents invited her in.
