In need of a comp expert

Hi everyone,

I have a currently dilemma with finding comps on a property I'm in the process of review to potiental ly put under contract. After reviewing the comps via Zillow.com - they still don't seem right to me, I'm a beginner still learning everything. All of the houses numbers are weirdly priced and not sure if they are "good" to use to come up with ARV.

Is there anyone who can assist or provide some clarification? Thank you kindly!
