To blatantly say that sub-2s carry too many risks to be a viable transaction is irresponsible, but so is the way they are presented by those who profit from spinning the deals, IMO.Lastly, some of this reminds me of telling my grand daughter that the four legged animal she was calling a dog was in fact a cat.

Comparing a self directed IRA investing in real estate to investing in real estate with after tax dollars is apples and oranges.  

Be as open and as honest as you can and compromise within reason, but if you lose an arm or leg next year how will you provide for your family? 

@Karen Margrave  Smokers make up a much bigger piece of the rental pool in the Springs than they do in Orange County, and even if smoking is not allowed indoors, most are hard pressed to stay outside when it's below freezing out (this wasn't an issue in the summer). 

Are there any investors near Orange County?

Our agent suspects that their side was just bluffing and/or maybe found out that they had not a leg to stand on once their lawyer actually reviewed the case, but who knows?

I am a newish part time investor in orange county real estate, currently I have two buy and hold MFH's in the OC but I have always had a real interest in flipping.I am currently looking for a small project in the area to get my feet wet while I learn more of the Ins and Outs of this side of investing (not asking for deals here) and in the meantime I am also looking to expand my network of real estate contacts in this area or possibly even shadow someone in the area if they would be willing!

Everyone is contributing different amounts, and in addition to my personal monetary contribution to the project, I am also the one doing all the leg work; finding the property, lawyers, construction managing, selling the end product, etc. 

who cares.....i would be more concerned with the 3 legs kids are going to have as a result of those power lines
