Hi, i'm a real estate wholesaler in the glen burnie area of Maryland what are good ways to network and build my contact list, websites, forums, social media groups I have no issues making connections and finding sellers for property but i feel like i dont have enough investors on hand.

The pitfalls I see investors make are not having enough reserves when issues arise (HVAC, storm, etc.). 

If you and your owner's values are not aligned, there will be a lot of issues down the road. 

The home needs pretty major renovations, but in my opinion would be worth it *if* the seller is willing to come down significantly on their asking price.

For an example of what I'm concerned with :  My tenants are actually really good, but right now I have an issue where a friend of a tenant literally just drops trash out the window!!!  

During the pandemic, I had no issue with getting rent on time.

She is using financing, and we have a few issues.

That said, many of the issues you pointed out have more to do with the policyholder than the product often times and ironically are parallels to what I'm certain to be issues many of YOUR clients face (inability or lack of desire to understand finances, nuances of financial planning, budgeting, investment options, taxes, retirement planning, estate planning, etc.). 

I can tell you the majority thought this year was going to be a landslide victory in hopes of interest rates going down by March.On top of that, another big flaw I find is agents not knowing how to properly comp houses and run numbers.
