Any other tips for investing in those types of higher appreciation potential metro areas but still having some positive cash flow?

My plan is to buy and hold homes in my SW Florida area to make enough cash flow that I don’t have to rely on my W2 income to take care of my bills ( which is property almost everyone’s goal lol ) if there is anyone in my area or even just wants to share a good QUICK TIP I would love to hear your feedback, warnings, funny stories, mistakes, or just stop by and say hello!
