Rehab tips for B.R.R.R.R

hi everybody! just getting into the rehab world, and I would love if you guys can share some pro tips and rules of thumb for rental rehab and for rehab in general :) 

thanks it would help me a lot!

1. Don't overdo the rehab. Look at your comps and stay in that range of renovation unless you can outdo your competition without breaking the bank.

2. Keep it simple and don't overthink things. Rehab to the masses and keep things neutral (white paint, gray paint, beige paint, etc)

3. Stay on top of your contractors. It's easy for a project to get delayed with change orders or a contractor that doesn't give your project enough attention. Hold them accountable and fire them quickly if they're not holding up their end of the bargain.

4. Don't make emotional decisions. This is a business. Make business decisions.
