I have actually seen your comments in many other threads regarding marketing yourself and avoiding the premiums of MLS deals.I periodically do a SWOT analysis on myself/my life.

I make an OK living but I want more out of life.

However, I've been around the real estate and mortgage industries my entire life.

I am looking at using a life estate, but am getting push back from my broker, and they are questioning how to price it.Would a property being sole this way be priced by backing out the rental value of for the time until I dean from the FMV?

If the place is cash flowing for someone and they're a mom and pop landlord with other things going on in their life, its easy for people to become complacent and just let long term tenants stay for a decade without ever increasing the rent.
