Partner with a rehab guy, let them get their money back first, then split the sale.Might hit up the non-profit housing entities if you have any in that area, Habitat For Humanity can do rehabs, it's not always a new home and others do the same for low income housing.

You can take a look at what is under the carpet that way.Habitat for Humanity often has old wood flooring in decent shape.
