Power of Sale Notice Requirements: Prior to initiating a foreclosure the notice of foreclosure sale must be advertised at least one per day for three (3) days or once per week for two (2) two weeks in a newspaper of general circulation in the county in which the property is located.

Goal is always to be at 80% or better equity on a property with over $150 cashflow on 25yr mortgages. 

You might not get business on the first day but make sure you are being productive towards your goals.  

Quick notes about me: I was born and raised in NYC (Queens, Long Island) Current 2-family rental is in Queens Village I work full-time at a growth-stage technology company in NYC on their Strategy team My goals are to get 10 additional doors under my management in the next 3 years. 

I certainly would have preferred to have the property under contract prior to working through the un-released lien issue.

Our goal is to obviously have good positive cash flow, to re-invest in more property.

If this is not an option, I would consider networking to find a reputable GC in your area and then paying them for their time to walk through the house with you when you visit prior to making the offer.  

I have little prior knowledge about the field but I am ready to learn!
