Mostly Cosmetic (painting, appliances, new carpet) on my end after it has sat for a year or two empty.  

It needs cosmetic work and there asking $59000.

It looks as if it needs a roof plus cosmetic work and would like to have electrical tested etc.  

For this reason I've always bought in Riverside, Avondale, and Murray Hill neighborhoods because the renovations are usually smaller and less expensive, as those properties have generally been better maintained in the past.Additionally, the skills needed to restore 100-yr-old buildings are often quite different from new construction, so it's very important to hire contractors and trades with extensive experience working on old buildings.Since prices are up it's difficult to find habitable properties that just need cosmetic work - usually prices are too high for the rental to be profitable.

Most every REO/foreclosure I've looked into is in need of more than just cosmetic work.

The property is in Palm Bay Florida.The house needs mostly cosmetics.

Randy,I talk to 40 people a day and routinely offer them 50% of asking price.

Any minor improvements  that you can do yourself  (cosmetics,painting,landscaping, etc) should not go on the 203k list.  

It needs about $20K in repairs (cosmetic stuff).
