Refinancing Property Held in an LLC

Clearly this defeats the purpose of having the LLC in the first place.Does anyone have any creative methods to avoid the extra costs of transfer taxes over the years when wanting to refinance property held in a business entity?

I invest in C properties and some units are left just as nice as the tenant(s) entered them and some are a wreck (my one-bedroom apartments tend to stay in the best shape - larger properties with kids typically get wrecked to some degree).

If you find you're unable to get something right away due to your credit or income situation, you may still be able to acquire your first place creatively via a lease/option, seller financing or buying a place 'subject-to' the existing financing, plus there's always hard or private money however either of the last two would require having 'take-out' financing lined up in advance, which might be a stumbling block.
