We have slowed down now, and after almost 20 years I am looking at an exit strategy into the next era so I came back to Real Estate.  

They can afford the monthly payments but don't have the downpayment for the house saved yet- they have a plan to do so in the next year.We offered to allow them to rent at a lesser rate for a year (to help them save for the house) and they be responsible for small repairs and at their lease renewal we touch base and see if they want to buy.

You could ask for a guarantor or co-signor on her behalf, but make sure you require they show documented income of at least 5x the rent she is responsible for.

Don’t fault him too hard because by and Large His response is very typical of most people who share his ideology of getting paid as an employee .his thoughts on investing in real estate are solely based in fear because he is not educated on the subject and Fear comes from the unknown .
