I know of many vacation properties that have a variety of people by percent on the title/deed and they can sell their part separately if they desire.

I'm not going to disagree with any of the above, but your wife seems to be coming at this from the emotional side of things not the intellectual/learning side. 

HI @CT Nguyen, I think you're spot on with the idea of splitting the cashflow 50/50, and here's how I would specifically define that for the sake of your partnership (and what I follow with mine)Cashflow = Gross Rents Received - tax proration - insurance - P&I payments - Repairs budget - CapEx budget (if separate). 

Your state may have specific requirements on evictions separate from the national moratorium.

Much of commercial will be based on numbers vs emotions....and maybe flip that for residential.KW has both residential and commercial agents.....so that's one of the first places I would look.

I would like to have a company called Containers In Motion (located in Boca Raton, FL) build a residential storage container in my large backyard (for the single-family home), and would like to separate the double lot into two individual lots to build a residential storage container (one per lot).

Some people make an LLC for each individual property they buy, or make separate ones based on if they partnered with other investors.

They know my name in the 2 branches I mainly use in 2 separate towns & they understand my goals.
