@William Wright if you will continue to self manage, you might consider upgrading to Buildium or Appfolio long term as they both ave accounting platforms built in as well as being PM software.

I was wondering what platform or sites can one use to locate multi-family housing like duplex/triplex in Oldsmar/Clearwater and vicinity area?

I'm still learning and soaking up the knowledge on how to best approach this but i wanted to introduce myself and hear from some experienced local investors.Please feel free to share your favorite books, youtube channels or other favorite follows on social media platforms.

I’m not 100% but pretty good about staying off the rest of the platform.

There are entire courses dedicated to this subject. 

a contractor and dedicated project manager, with existing relationships could prove crucial to the success of this project and by success i mean on time and on budget.  

After a few tenants flushed these and caused major back ups-I have dedicated an entire lease page to things that can be flushed and things that can’t and make them initial.

If still no luck, there are online platforms that you can use and don't forget to get everything in writing.
