I have never used anything other that excel to keep tract of my properties. I am purchasing a 15 unit and it’s apparent that I need a digital upgrade. What is the best/user friendly program to use In this situation?

We use a spreadsheet for our operating budget, but for actual accounting, we utilize Quickbooks Online. We also use property management software that can track these items similarly, especially income from Rent, and expenses for Maintenance/Repairs. These things flow through the software anyhow. We selected TenantCloud for our property management software, based on evaluations we did a few years ago, and they have done well, except for a few unresolved bugs, but there are many others that have popped up in recent years.

TenantCloud may be free, depending on what features you need, so you might want to give it a try if you are just starting.
