Investor psychology is unique to each individual, whether they are more aggressive or conservative; I find myself in the moderate-conservative camp throughout my investing career (yes, I have listened to Dave Ramsey since 2000).  

Again, suggestions of items or lines to put in the lease is great too.I just listened to a BP podcast where a landlord had over 20 pages on his lease!  

The only nice old people that give you property and free advice worth listening to are your parents or grandparents.

But there are numerous things that can prevent it from going FHA without the seller fixing it in advance or you going 203K.Your mortgage broker is like your realtor.  

This is my first post of any kind here on Bigger Pockets, although I have been listening to the podcast for a couple of weeks.
