New to Real Estate in Southern California

I am 21 years old and am looking to get into real estate investment. My current plan is to save up enough for a down payment on a cheap property that would serve as a live-in fixer upper.  And use that as my start to real estate investing.  I am a motivated individual.    Willing to listen to any tips and advice that anyone on the site has.
