need a lease in Hawaii

Hi BP,

I'm in the military and we're moving to a larger home just down the street because my wife is pregnant. We want to rent out my current home because it's too small.  I have 6 other properties but they are all managed by a turnkey investor or by a realtor and thus I'm pretty hands off. I'm looking to get my hands dirty with this current house, mostly to learn.  Suggestions please?!

I'm mostly looking for a good solid lease that I can use.  I have some books that I could get examples from but if anyone has an amazing lease they would be willing to share that would be great. Again, suggestions of items or lines to put in the lease is great too.

I just listened to a BP podcast where a landlord had over 20 pages on his lease!  Crazy but that's awesome for him.

Thanks so much, I listen to at least 2 hours of BP during my commute. It's awesome!
