A few days ago I finally listed my first rental property on Airbnb as a MTR (due to Long Beach regulations regarding ADUs).

Those you could see yourself when you looked at the house . put on the 5 year list .The deck , without seeing pictures is hard to tell , could be age , could be poor design , may or may not be expensive All in all that report wouldnt scare me at all ,  Its an older house , it will be constant maintenance .

wondering if someone could help me identify which sites are the best to list our properties for traveling nurses, health professionals?

That said, initially it was a bit of a hurdle just navigating from going from fellow tenant/ roomie to LL/ roomie.

We were approached with this and I initially thought it would be a great fit, but went home and got chewed out about the toxic chemicals and liability. 

I read your initial post to mean that you wanted to buy out the partner and then create an LLC to reinvest (with you and your father as LLC members).  

They'll do a lot of initial legwork and feasibility analysis, which is especially helpful if you're just getting started.

A lot of great investors on here and interested to hear your thoughts specifically as to ADR's and occupancy as well as philosophy on occupancy rate.Can share my listings if needed
