I just closed on a duplex in Grove Park, my third property in Atlanta, and I'm looking for a great contractor to help me out with some minor rehab on the building.

I should have hired a contractor sooner and not tried to take on as much myself.

If you have a licensed contractor-friend ask them to go with you on your first walk through, they are a valuable asset on your team as well.

Best thing to do is hire a licensed and insured plumbing contractor who knows and understands the local building codes and ordinances to perform the work properly.

So it’s a good idea to create a process to do it w/o being present.What i suggest:1) Schedule a time to meet 2) Apologize that you won’t make it shortly before3) Have them send you a photo of their drivers license 4) Give then lock box code and have them call you when they leave the property This helps since they think you’re going to be there.

Need reccomendations for responsible, trustworthy and bilingual general contractors in Chicago who do rehabs and porches.

I should start by saying I have already taken the course and passed the state licensing exam. 

@Rodney B GibsonFire your PM, find and hire a local contractor you can trust to handle the repair issues and have the tenant pay you direct.

A couple of things I do that are not immediate walk away scenarios but helpful are:I start at the wall and walk the floor to the center of the room to check for foundation concerns to have my contractor look at.
