So we started small simply by buying our next home and keeping our first one and renting it out.We are fortunate that I have a background in property maintenance and my wife has a business background so we are able to manage the property ourselves with a good attorney in the beginning to make sure our lease was good and we used a tenant screening service, sure we made a few small mistakes here and there but we fixed them and stayed the course.

The reason is simply supply and demand ... if there an abundance of high paying jobs and it is generally a desirable place to live, then many wealthy people will pay a premium to live there, and they will generally prefer to live there long term and favor owning over renting ... this is reflected in the market pricing.
