I am looking for some people to connect with in that area that may have more experience as we are out of state investors and have heard that Mississippi has great opportunities for cash flow and for people starting out in this industry. 

Is there a resource you could point me to or maybe I could pay someone to hold my hand through this process?

DD is the same, go through the collateral file thoroughly and make sure everything is in order.  

Now, if anyone offers me loan (or) upfront fee, I would ask to go through "Escrow".

I used it for 5 seconds last Fall, and actually enjoyed it, but I just didn't put in the time to get benefit and didn't want to keep paying for it and not put in the work, so I canceled it and started using Prop Wire to skip trace since it's super inexpensive just for that feature since I was getting leads through other free sources. 

Year 1 is going to be tough to cash flow, but the population has essentially doubled in Fort Bend County in the last 10-12 years.

Im in Massachusetss so I had Mass save (program to help with energy usage paid for by the utility companies) come through to do an energy assessment and identified there is little insulation in the entire building and that there is a lot of knob and tube wiring throughout the property.

If that is the best return you can get on $100K, then do  That only factors in interest and not increase of cash flow...
