I am a, 18 year old, college student who is trying to learn about wholesale real estate.

We laugh together and cry together. 

Then I have the dreaded student loan debt.That is all the debt I have, but I had troubles with my student loan debt, like many others and it messed up my credit really bad.

Our plan was simple we would invest in Multi-Family properties as a cash flow business and focus on student housing as our niche.

Get a student credit card and always pay it off before the end of the month.

You're right though, if I planned on keeping it, buy it, do whatever you wanted with it, and I'd have to assume at some point a judge would declare the recorded contract no longer enforceable, but the other "buyer" likely would have cried uncle by then.

I'm in a similar area where I would like to focus on renting to college students and there is a cemetary across from the college.
