Property Management Software HELP

Hi, I need some advice or direction.

I currently own Commercial and Residential Rental Property, Student Housing, and one mobile home park. We just put 2 new mobile home parks under contract and would like to move to some sort of property management software. We currently manage all our property in house with spread sheets and google docs. Any direction on a good software would be awesome. I have read about a ton of software from park side kick to Quicken Rental property manager (which I tried and didn't like at all)

Rent manager is what we use for our parks.  If you call them up, they'll give you a demo and their customer support is very good.
