What you could do is leave some "meat on the bone" and not renovate all of the units or leave some type of way for the next buyer to still come in and "add value", if that makes sense.

but how about the refund of the security deposit if any, in PA we only have 30 days to do so, how would I accomplish that if the tenant has 30 days to pick up belongings which would then put me at 31 days to refund or send letter of deductions then i'm at risk of being sued?
